Real estate transactions registered with the Dubai Land Department totalled AED6.5 billion on Monday, November 2, across 1,180 deals, according to department data reported by Al Bayan, which described the day's activity as a record.
Sales accounted for a relatively small share of the value. The department recorded 790 sale transactions worth AED2 billion, made up of 654 residential units, 97 plots of land and 39 buildings.
Mortgages were registered in 228 transactions, covering 133 residential units, 62 plots of land and 33 buildings. A further 162 property gifts were recorded, worth AED1.6 billion.
Large Land Mortgages Lift the Total
Much of the day's value came from three large land mortgages registered at the start of the week, which together were worth AED2.1 billion, according to the report.
The biggest was a mortgage on an industrial plot in Zabeel 2 valued at AED931 million. The second was AED818 million for land in Meydan One designated for a sports club, and the third was a AED400 million mortgage on a commercial plot at Al Jaddaf Waterfront.
The Al Bayan report does not identify the parties to the mortgage deals or the lenders involved.
Why It Matters
Daily registration totals in Dubai can swing sharply when a handful of large financing or transfer deals are recorded together, so a single-day figure says more about corporate and institutional activity than about the pace of home sales. Monday's numbers show that large land-backed financing for industrial, leisure and commercial projects was the main driver, while residential sales continued at a steady volume of several hundred units a day.
For investors and lenders, the size of the land mortgages points to continued appetite to finance major development projects in the emirate, at a time when developers such as Emaar are restructuring their holdings and new commercial towers are being launched in districts like Business Bay.
