Arcapita Group, the Bahrain-based private equity firm, plans to invest $1.5 billion in industrial and logistics real estate across the GCC over the next 24 months, the company said in a statement reported by AGBI.

The new money comes on top of more than $2 billion of industrial real estate assets Arcapita already manages in the region. The firm said it will develop and acquire high-quality industrial and logistics assets in key GCC markets, with particular emphasis on build-to-suit developments designed for specific tenants.

The strategy will be carried out by Lintara Properties, Arcapita's industrial and logistics development and asset management platform. Launched in October 2025, Lintara oversees more than $2 billion of assets and manages 6.6 million square feet across 32 properties in the UAE, Saudi Arabia and Bahrain.

Chief executive Hisham Al Raee said Arcapita remains confident in the GCC's long-term growth and sees significant opportunities as regional economies diversify and invest in new industries, infrastructure and supply chains.

This year Arcapita began building the 1.4 million square metre ASMO logistics hub at King Salman Energy Park in Saudi Arabia, completed a 30,000 square metre purpose-built facility for DSV in Jebel Ali Free Zone, and broke ground on a 20,000 square metre Grade A logistics centre for DP World in Jafza.

Why It Matters

The commitment lands as demand for warehouse space in Saudi Arabia and the UAE remains strong, according to property consultants cited by AGBI, with companies stockpiling goods in response to supply chain disruption caused by the Iran war. For manufacturers, retailers and logistics operators, more build-to-suit capacity could help with inventory buffering and regional distribution as shipping through the Strait of Hormuz stays uncertain.

The move also fits a wider pattern of Gulf investors putting money into physical infrastructure, from logistics hubs to data centres. Arcapita has separately acquired a data centre in the United States, AGBI noted.
