Dubai developer Ellington Properties and Al Hamra have launched Berkeley Tower, a commercial office development in Business Bay valued at Dh2.8 billion, Khaleej Times reported. TradeArabia put the project's value at about $762 million.

Ellington described the tower, which will rise above 60 floors, as its largest and tallest commercial development to date. The building will offer Grade A office space, and five floors will be given over to amenities: business lounges and meeting rooms, fitness and wellness areas, outdoor terraces, event spaces, a clubhouse and gaming areas.

The developers are marketing the building's technology as a selling point. They said it will have robotic parking and double-decker lifts that use a destination-control system, which groups passengers by the floor they are going to. The site has direct links to Downtown Dubai, DIFC and the city's main transport routes, the companies said.

Joseph Thomas, co-founder of Ellington Properties, called the project "a statement of our ambition for Ellington's commercial portfolio" and said the company was working "at a scale we have never undertaken before in the commercial sector."

Benoy J Kurien, group chief executive of Al Hamra, said Dubai's role as a global business hub was driving "sustained demand for high-quality commercial developments in well-connected locations." Al Hamra is a developer based in Ras Al Khaimah.

Why It Matters

Ellington has built its name on design-led residential projects. Berkeley Tower is its biggest move yet into offices, where well-located Grade A space in Dubai has been in short supply as more companies set up regional bases in the emirate. Other Dubai developers have moved into commercial property for the same reason. The launch also comes during a busy week for Dubai's business districts, with Dubai Future Finance Week under way at nearby DIFC.

The companies have not said how they will split ownership or funding, and they have not given an official completion date in their statements. Some brokers' listings give a handover date in late 2031, but the developers have not confirmed it.
